Considerations for Your Property Search

Looking at property in Spain? When you're searching for the perfect buy, there are a few important considerations. Read below for details on a few less obvious things to rate potential properties by when searching the Costa Blanca.

What's nearby?

It's important to consider the infrastructure that's important for you to have on hand and optimise potential property's proximity or travel options to these locations.

If you're likely to be travelling between Spain and your home country regularly proximity to an international airport would work to your advantage. Or will you be travelling around Spain? In this case, a well-connected railway or easy access to motorways is more advantageous. Other things to think about include schools, shopping centres or markets, and health services.

Some of these items may be higher on your list of desires than others, so work out your priorities so you can better assess the travel connections and facilities near your potential home.

Do you like the neighbourhood?

As important as the big infrastructural facilities are, it's also important to make sure the nearby surroundings are suitable. Small considerations can sometimes pass unnoticed, so make sure to check the area your potential property is located is lit well enough at night, for example.

Other considerations are the neighbourhood residents - are they the kind of people you'll mesh well with? If you're a family you might consider moving to an area with other young families. If you're someone older quieter streets might suit you better. Does the property have suitable views? Will any outside areas get enough shade? Are windows facing in optimal directions? There is no detail too small when you are considering your future home!

Are you looking in the right places?

Different areas have different levels of demand. Buying property in a demanded area is more expensive, but ensures you'll get a better price should you sell again in the future. Likewise, you can get cheaper property in areas of less demand, but this risks low resale value and potentially living in areas with less infastructure. Make sure you find the balance that works for you and take demanded areas into consideration.

As well as this, some areas are dominated by holiday homes and therefore affected by seasonal influence. If you're buying a holiday home, this might be ideal, but a long-term home might end up being in an abandoned neighbourhood during the colder months. Shops and services in the area may suffer too, as you can expect seasonal closures of even basic services in such areas. It's important to know what kind of area suits you, but also to visit a potential home out of the holiday season so you can judge it unbiasedly.
