How Do You Get a Mortgage in Spain?

Considering a move to Spain? The first thing on your to-do list is probably to find a property there. Well, that likely involves getting a mortgage for the purchase or refurbishment of a property. The best advice and guidance can be found by going directly to the Spanish bank of your choice, but this guide should give you some tips on what information to get together before heading to the bank for a meeting with a consultant.

Listed below is the documentation you should make sure is in order and in your posession before applying for a mortgage in spain.

  • Passport (and a photocopy of your passport).
  • NIE Certificate (your NIE number is your tax identification number in Spain).
  • Your most recent two (2) wages slips.
  • Two (2) P60 Certificates or Tax Returns.
  • A full credit report.
  • Current Account Statements for the last six (6) months (showing wages, loans, and mortgages).
  • Copies of any other accounts in your country to show that you have the balance for the purchase of the property with an approximate remaining 30% balance and 15% for taxes).
  • Proof of pending balance and/or monthly payments (if without mortgages or loans).
  • General information about activity or family situation. Be ready to answer any quesitions they may have about your situation.
  • Confirmation of any other mortgages you may have in Spain.

The bank shouldn't charge you for an assessment for a mortgage, and the final decision will be made after they have agreed to the proposal and a property is found. This may take some time, however, so it is best to visit the bank in person and proceed face-to-face.
